Villa Land Sell Voting Page

This page provides information for VAC Members in advance of voting on whether to proceed with the current land purchase proposal from Verity Builders on July 8 & 9, 2023.  This page also presents the exact information & proposal provided to the Board for consideration, the method & instructions on how to cast your vote, and the requirements for voting.

VAC Board has sought legal representation in advance of this vote to assist with the review & negotiation of any contract, letter of intent, or binding agreement with VAC and Verity Builders if the vote passes on July 8 & 9, 2023.

What Land Is Being Considered?

1.03 Wooded Acres adjacent to the pool.

The wooded (1.03 acres) of unused parcel highlighted in the image is the only land considered for sell.  This leaves a thin narrow wooded buffer between the pool.

Why Sell The Land?

Facilities Desperately Need Updated!

The facilities at VAC are 60+ years old and is among the oldest pools operating in Fairfax County.  Selling the unused adjacent land would provide funding for updating the facilities (ie new pool house/Guardshack/Restrooms, etc. that would not be possible otherwise without taking considerable debt and threatening the long-term stability of the club.  If the proposal is approved, a member committee will be formed to explore costs and guide any new facility design.

Proposal Pricing

It is expected to cost Verity Builders (VB) about $300K of investment to make the lot buildable and that is a risk that VB assumes all costs without risk to VAC.  If the county denies the ability to subdivide the parcel or deem the lot unbuildable, there is no cost to VAC with this proposal.  VB believes the land could potential support up to 3 houses, but has proposed a sliding scale depending on the amount of lots the parcel could be subdivided.

One Lot/House

If the county approves that the parcel is buildable but the land cannot be subdivided, VB proposes $400k to purchase the property

Two Lots/Houses

If the county approves that the parcel can support two houses and is subdividable into two lots, VB proposes $600k to purchase the property.

Three Lots/Houses

If the county approves that the parcel can support three houses and is subdividable into two lots, VB proposes $750k to purchase the property.

There Are Three Ways To Vote

In Person

Any active member can cast their vote inperson at the pol on July 8 & 9, from 12-4pm both days.  Must have an active 2023 membership and only one vote per membership

Early Voting

Any active member can cast their vote inperson by delivering their vote in a sealed envelop to a Board a VAC Board member if they will not be present on June 3 or 4th.

Mail In Ballot

Any active member can cast their vote by mail as long as it is received no later than June 3.  Mail Ballots to:

How Do I Get A Ballot To Vote

There will be Ballots onsite at VAC on July 8 & 9 to cast your ballot. The ballot will require your full name and the Member ID associated with your 2023 membership.  Membership IDs are found by logging into your eSoft Planner Account, Selecting My Account from the main menu, then "My Memberships".  Only a valid 2023 member ID will be accepted!

Please use the button below to download a Ballot if you are planning on voting by mail or delivering in a sealed envelope to a VAC Board member.  No Ballots will be accepted through a 3rd party!
